Before Booking

Where is Swallowdale located?

Swallowdale is a riverside holiday lodge in Brundall, located directly on the River Yare in the heart of the Norfolk Broads. It offers a peaceful waterside setting while remaining close to Norwich and local amenities.

 

Does Swallowdale have Wi-Fi?

Yes, Swallowdale has free unlimited fibre optic wi-fi.

 

Do I have to pay extra for electricity and heating?

No, all electricity and heating are included in the price.

 

How much deposit do I have to pay?

To secure your holiday dates a 20% deposit is payable when booking.

 

Is bed linen and towels provided?

Yes, all bed linen and towels are provided.

 

Can a cot and high chair be provided?

Yes, when booking there is an option to select a travel cot and high chair. These are supplied free of charge. We supply the mattress and bottom sheet for the cot but not the bedding.

 

Can I smoke in the property?

No, Swallowdale is strictly a non-smoking property. There are ashtrays in the shed and you're welcome to smoke outside.

 

Is parking available?

Yes. There is private parking for up to two cars included with the lodge

 

How many people does the lodge sleep?

Swallowdale is a 2-bedroom holiday lodge sleeping up to 4 guests, ideal for couples, small families or friends.

 

Can I overoccupy the property?

No, Swallowdale sleeps 4. It is not permitted to allow extra guests to stay over night. An extra infant sleeping in a cot is allowed.

 

What is a breakage deposit?

We charge a £100 breakage deposit for each booking in case of any breakages. This is normally returned in full a couple of days after your departure.

 

Is Swallowdale dog friendly?

Yes. Swallowdale is a dog-friendly Norfolk Broads holiday lodge. Up to 2 well-behaved dogs are welcome, allowing you to enjoy riverside walks and boating holidays without leaving your pet behind. There is a £30 charge per dog.

 

Is fishing available at the lodge?

Yes. Guests can enjoy fishing directly from the private decking, making Swallowdale an excellent Norfolk Broads fishing lodge. A valid Environment Agency rod licence is required.

 

Is there a private mooring?

Yes. The lodge includes a private 33ft mooring, perfect for guests bringing their own boat or enjoying boating holidays on the Norfolk Broads.

 

Is the lodge available all year round?

Yes. Swallowdale is available year-round, offering comfortable accommodation in every season, from summer boating holidays to peaceful winter breaks.

 

How close is Norwich?

Norwich is easily accessible by car (approximately 9 miles) or train from Brundall, making Swallowdale a great Norfolk Broads lodge near Norwich.
